MARKET DRIVING FORCES:
- The influx of foreigners and the rich from metros, desiring to have holidays homes/winter home has increased property prices 25-30%.

- There is also a significant demand generated by the hospitality industry for land or properties to be converted into luxury hotels. Notably, they prefer proximity to beaches

- Demand has been growing steadily over five years and in 2006, prices could rise by 5-10%.

- In select area like Panaji and Calangute, this could go up to 25-30%.

- Increasing demand by foreigners is also pushing up rates in select non-prime area by 10-20%.

GROWTH IN RESIDENTIAL PROPERTY PRICES:
These are some of the findings of an Express Estates survey of 10 cities. According to the survey, the average prices of residential property in the 10 cities of Delhi, Munbai, Kolkata, Bangalore, Chennai. Hyderabad, Chandigarh, Jaipur, Goa and Pune rose by 24,2% in 2005.

Over the past three years,prices have risen by 17,3 per cent on average. The fastest growers, on a per annun basis, during this period are:

- Delhi 28,6%

-Hyderabad 24%

-Kolkata 23%

-Goa 12,4%

- Jaipur 6%

-Chennai ,8%.
